Important tips for purchasing land from builders in BBSR (Odisha) /anywhere:-
1. Before purchasing a PLOT from builder, go to the site with them
2. See the MAP and Plot thouroughly
3. See for EC of that plot
4. Verify that EC with registry office.
5. If EC is not available, then ask the Khata No and Plot no. Verify using the internet
the website is : http://bhulekh.ori.nic.in/
6. Ask them how long will they take for Sale deed/Registration. Normally it happens in
2/3 working Days
7. Try to avoid installment schemes and Pay through Cheque or DD. don't pay cash
8. Ask them receipt
9. Ask them how long will take for possession
10. After u got sale deed go for conversion & mutation
11. Then apply for PATTA. In between get your possession
